FAQs Related to Complete Extensions.

Do I need planning permission for an extension?

Under current UK Government regulations, a ground floor extension is permitted without the need of planning permission providing the proposed rear extension is no longer than 4m or 6m (or between 6m and 8m for a detached property) out from the original property and the same width as the original property. Side extensions need to be no more than ½ the width of the original property and only single storey in order for it to fall within the Permitted Development Rights. However, we always recommend contacting your local council to confirm permission for any changes you make to your property.

What type of roof design can I have on my extension?

Typically, there are three types of roof designs that are most commonly constructed over extensions, although some can be used together over different sections of an extension, depending on the size. The three main types are:

 

FLAT GRP ROOF:

Also referred to as a fibreglass roof, this option uses reinforced plastic mixed with glass fibres to create a strong and durable roof covering. The materials used for this roof typically come with a 25-year guarantee, but if looked after well, they can last much longer. They create a flat surfaced roof suitable for large sky lanterns and fixed glass panels, although Velux windows can also be fitted.

 

FLAT EPDM ROOF:

This is another option for a flat roof that comes with an expected lifespan of between 30-50 years thanks to its durable, weather resistant properties. EDPM is a form of rubber which naturally has good insualtion properties, making it a good option for both residential and commercial premises.

 

PITCHED ROOF:

These types of roof’s are slanted downwards in one or two parts, they are more traditional and are finished in roof tiles that often match the main roof on the existing property. Velux windows are more commonly installed on pitched roofs.

How long does an extension take to complete?

Depending on the size and if it is a single or double storey, extensions can take between 3-4 months to complete.

Can I live in the property whilst work is being done?

Yes, of course. If you are living in the property, we will create a sealed division between your living area and the construction area to minimise dust, dirt and disturbance. We would work our way in, meaning that we would construct as much as possible externally before joining the new construction with the existing property.
